FSI (FAR) Calculation Formula

$$y = EPVC + g_1 cdot x + frac{(g_2 – g_1) cdot x^2}{2L}$$

Where:

  • $$CA$$ — Covered Area (total built-up area)
  • $$LA$$ — Land Area (plot size)


The Floor Space Index is a critical zoning metric that controls the density of development.

For example, an FSI of 2.0 means the total built-up area can be twice the size of the land area. Municipal and development authorities use this to regulate building heights, open space, and city planning.
